Senior Project Manager

We provide services to developers from San Diego, CA to Olympia, WA allowing them to effectively and proactively manage construction projects ranging in size from 4 to 60 million dollars.   We use Key Performance Indicators developed and field tested over the past 20 years that ensure project success and provide project certainty for all involved.

Job Description:

Waypoint Consulting is offering the position of Senior Project Manager in the San Francisco, Bay Area.  This person will be the Owners Representative / Construction Manager on multiple projects for various Affordable Housing clients in the Bay Area.  This role will effectively fulfill project management services for work that has been sold and expand Waypoint's client relationship. If this person does their job well, their work should lead to happy clients, repeat business, leads and referrals for the company.  Affordable Housing experience preferred.

Responsibilities

Preconstruction / Design Management

  • Determine Feasibility of projects with clients

  • Develop and oversee Project Execution Plans (multiple plans) and make sure projects are moving forward and drive to completion.

  • Develop Schedules for plans/work

  • Estimating of Projects and Value Engineering/Analysis (pre-construction and during construction) and review of pricing

  • Help develop and ensure accurate estimates and review budgets with Contractors

  • Client satisfaction, team-player mentality and culture (bring people together)

  • Present plan (to the Owner) with confidence and ability to negotiate and find a way forward when needed (convince them)

  • Review drawings and concept for proper development and issue Constructability Reviews at appropriate stages.

  • Procure architects and contractors and 3rd party consultants through RFP-s

  • Review Owner and contractor/sub-contractor contracts to mitigate risk to Owner

  • Field any related teams/departments questions (Lending/Investment entities, Owners, Contractors, 3rd party consultants, building departments, permitting)

  • Managing the flow of project information between the team and the client, through regular meetings and written communications.

  

Construction Management

  • In-person site visits every 2 weeks
  • Monthly Executive Summary Reports for each client using Waypoint Template tracking Key Project Performance Indicators.
  • Change Order review, approval and recommendation.
  • Managing the flow of project information between the team and the client, through regular meetings and written communications.
  • Quality Control - Ensuring compliance with project and client quality standards.
  • Review submittals for general project and Owner compliance.

Closeout

  • Manage close out process (Commissioning, Punch list, Owner Training) and smooth completion for Owner through all parties involved.
  • Confirm financial closing of project resolution of all outstanding issues, liens, permits, etc.
  • Client follow-up after the project is complete and ask for more business.

Owner Relations/Marketing

  • Identify potential clients and take necessary action to achieve additional sales.
  • Assist in the preparation of presentations and interviews; participate in interviews.

  • Assisting in developing new business opportunities with existing and new Waypoint Consulting clients

  • Provide internal invoicing by project and expense reporting to accounting.
  • Research related construction market conditions throughout US, including analysis of official published data.
  • Assisting in developing new business opportunities with existing and new Waypoint Consulting clients.
  • Working to construct proposals for new work or variations for existing projects.
  • Identifying opportunities to improve Project Management procedures, templates and products.
  • Process improvement - Identifying and acting upon ways to improve internal systems and processes.
  • Identifying ways in which project management products and services can be improved.

Qualifications


  • Bachelors Degree in Construction Management or Engineering required
  • Direct experience leading construction projects in excess of 75M.
  • 15+ years of progressive experience in construction management for a large scale general contractor.
  • Self-perform experience is strongly desired.
  • In-depth knowledge of intricate commercial construction principles/practices required.
  • Experience leading multiple successful project teams, including development of direct reports and maintaining relationships with external entities.
  • Advanced knowledge of construction principles/practices required
  • Experienced dealing with subcontracts, subcontractors and/or self-perform work
  • Experience leading successful project teams, including development of employee and maintaining relationships with external entities
  • Excellent organizational, team management, problem solving, motivational skills
  • Experienced in MS Project, Suretrak, P6, or similar scheduling software
  • Experienced in Office 365 (MS Word, Excel, Powerpoint, Outlook)
  • Previous Affordable Housing experience  desired
