Job Overview: The Project Estimator plays a mission-critical role in shaping the projects we pursue and build. You'll lead the development of accurate, competitive estimates for multifamily, commercial, and tenant-improvement projects, with a strong emphasis on Mechanical, Electrical, and Plumbing (MEP) systems. In this role you'll influence design decisions, collaborate closely with our in-house teams, and partner with engineers, project managers, and trade partners to drive clarity, value engineering, and cost certainty from concept through proposal. This is an opportunity for an estimator who wants to elevate their impact, work within a vertically integrated environment, and contribute directly to high-visibility projects across our portfolio.

Responsibilities

  • Review drawings, specifications, and owner documents including: mechanical, electrical, plumbing and low-voltage plans to confirm complete project scope
  • Identify and respond to MEP RFIs and collaborate with engineers, vendors, and trade partners to clarify scope gaps
  • Prepare detailed and conceptual estimates for all scopes: sitework, structural, finishes, envelope, and fire protection
  • Review mechanical, electrical, plumbing, and low-voltage plans to establish complete and accurate scope
  • Perform detailed MEP takeoffs, including HVAC, hydronics, controls, electrical gear, lighting, fire alarm, and all plumbing systems
  • Collaborate with project managers, superintendents, and executives to prepare final budgets and competitive proposals
  • Read historical estimates and understand pricing/cost structure
  • Communicate and maintain strong relationships with MEP subcontractors and suppliers to ensure competitive pricing and reliable lead-time insight
  • Need to work independently and effectively to complete estimates
  • Develop conceptual and schematic level MEP budgets when full plans aren't available
  • Attend pre-bid meetings, site walks, and design review sessions; contribute to kickoff discussions
  • Deliver accurate estimates within -3% variance
  • Complete bid packages by deadlines 95% of the time

Qualifications

  • Minimum 5 years of commercial or multi-family estimating experience; strong MEP estimating experience required
  • Ability to read and interpret full sets of construction documents, including complex MEP drawings
  • Proficiency with estimating software and platforms (Excel, Sage, etc.)
  • Experience estimating ground-up multi-family, commercial, or TI projects preferred
  • Ability to manage multiple estimates simultaneously under tight bid deadlines
  • Education: Bachelor's degree in CM, Engineering, or related field preferred
  • Certifications: ASPE or similar certifications a plus
